As owner representative, TCU provided construction consulting services for the $6.3 million, 56-unit Grace Ridge Apartments in Auburn, Alabama. We streamlined information flow and provided project team guidance with pre-construction analysis, budget monitoring and progress reports.
TCU Consulting Services provided Owner Representation services for Enterprise Community Investment, Inc., of Columbia, Maryland; AuburnBank of Auburn, Alabama; and the Alabama Housing Finance Authority (AHFA) in the development of Grace Ridge Apartments. TCU was responsible for assisting the development team in the construction observation and review of improvements which provide 56 family apartments in Auburn, Alabama, and for providing oversight to meet AHFA’s design quality standards and minimum set-aside requirements for State of Alabama HOME funding, in combination with tax credits. TCU streamlined the information flow and provided guidance for project teams in the decision-making process to complete the various segments of the project in an efficient and effective manner. In addition, TCU conducted a pre-construction analysis, monitored budget expenditures and schedule adherence, and provided monthly and phased progress reports to ensure the end product met the budget submissions, construction standards and specifications as presented by the development team to Enterprise Community Investment, Inc., AuburnBank, and AHFA.
